Done well, it protects your reputation and your handover date. Done poorly, it is the thing everyone remembers. Here is how to plan it properly.
Know the three phases
A professional post construction clean is really up to three separate jobs.
- Rough clean. During or right after the major trades, we clear large debris, dust and materials so finishing work can happen safely.
- Final clean. The detailed pass. Dust off every surface, glass, fixtures, floors, washrooms and interiors, bringing the space to a ready to move in condition.
- Touch up clean. A last pass just before handover, to catch any dust or marks that settled after the final clean.
Not every project needs all three, but knowing the phases helps you scope and schedule with your eyes open.
Build cleaning into your schedule, not after it
The biggest mistake I see is treating the clean as an afterthought squeezed into the last day. Instead:
- Book your cleaning crew as soon as you have a firm completion date.
- Leave enough time between the trades finishing and the client walkthrough for a proper final clean.
- Sort out access, power and water so the crew is not stuck waiting on arrival.
Know what is involved so you can budget
A thorough final clean usually covers dust removal from every surface and ceiling, sticker and residue removal from windows and fixtures, detailed washrooms and kitchens, floor cleaning suited to each surface, and construction dust cleared from vents and ledges. The cost depends on the square footage, the condition of the site and how many phases you need, which is exactly why a walkthrough gives you a far more accurate number than a phone estimate.
